Tithe Barn Skipton, Terms and Conditions

  1. The property is offered for holiday rental, subject to confirmation by Clive Armstrong (“the Owner / Executer”), to the renter (“the Client”).
  2. To reserve the property, the Client should complete the booking information online together with full payment or initial booking deposit. Payment includes a non-refundable deposit (At present £150 per booking).
  3. The Client must inform the owner within writing of any cancellations. If the client wishes to cancel within 8 weeks prior to the holiday start date only a 50% refund will be made and within 4 weeks of the holiday start date, cancellations are not accepted. The client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party’s personal belongings, public liability, etc. since these are not covered by the Owner’s insurance.
  4. The rental period shall commence at 4.00 p.m. on the 1st day and finish at 10.00 a.m. on the last day. The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.
  5. The maximum number to reside in the property must not exceed 6 persons.
  6. The Client agrees to be a considerate tenant and to take care of the Property and contents and to leave it in a clean and tidy condition at the end of the rental period. The Client also agrees not to act in any way which would cause disturbance to those residents in the neighbouring property, and anyone creating an undue nuisance may be asked to terminate their holiday without compensation.
  7. We ask our guests for a security deposit, pre-authorised against your credit card. This is in case there is any damage to the property during your stay. This money is simply reserved and released afterwards if there is no damage. We will contact you nearer the time of arrival to arrange this.
  8. The Owner shall not be liable to the Client – for any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment or appliance in the property; a. for any loss, damage or injury which is the result of adverse weather conditions, riots, war, strikes or other matters beyond the control of the Owner; b. for any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period and, in any such event, the Owner shall refund to the Client all sums previously paid in respect of the rental period.
  9. Under no circumstances shall the Owner’s liability to the Client exceed the amount paid the Owner for the rental period.
  10. 2 small or medium dogs are allowed in the cottage and must be included as part of the booking at a cost of £40 per dog.
  11. Although the Hot Tub water and filter is replaced after each visit and monitored remotely, it is still used at the Client’s own risk.
  12. A strict NO SMOKING policy applies in all parts of the cottage including the Hot Tub and wooden deck.
  13. Bed linen, tea towels, bathroom and hand towels are provided.
  14. This contract shall be governed by English law in every particular, including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in connection with this contract may be brought in any Court of competent jurisdiction in England or Wales.
